I am not sure why I am even bothering to point out to a dumb ass cracker such as your "good" self, perhaps because I like to use the words "dumb ass cracker" ? Anyhoo... on the off chance someone has other interesting points to add. I thought I might pull you up on a point of interest here :)

The problem with you continual incantation of this particular line in various threads, is the observation from others that the owners of "normal owner occupied residential housing" are getting in _way_ over their heads by taking on extra debt to hopefully increase their finincial wealth by acquiring properties at an alarming rate with little or no consideration for the fundementals.
When the bank decides to foreclose on their unit invesment on the Gold Coast, because they have not been abel to get a tenant for 6 months and they do not have the cash reserves to meet their financial commitment and the Banks wants their capital repaid to the tune of $400,000 on a unit that sold for $200,000, they WILL recoup the money by selling the owner occupied house (barring any legislative interference). Now, if this happens all at a similar time there will be a glut, the glut is then self perpetuating, with other invesment units being forcibly sold at lower and lower prices, with the second and third mortgage secured over their own home. More and more "Ma & Pa Kettles" will be in trouble, the propery prices will go down furthur, owner occupied residence will glut the market and all of a sudden, the bubble has burst.
Can this happen ? Yes indeedy, history has shown that. Will it happen ? Remains to be seen. I don't think it will "burst" per se but your continual assertion that it won't is a <insert deity of choice> like assumption. Great you may think you are, <insert deity of choice> you are not !

rending stories about families turned into the street by a flint-hearted bank (with only a fleeting mention that these "ordinary battlers" were trying to get rich quick with three rental apartments)?"

Luckly, we can send them over to your place, vacant space that you are ;)

Joke Jan, joke.. :)

Even you should be able to manage a more convincing troll than that pathetic effort, gutless.

The only thing being pulled around here is your dick, gutless.

Bugger all of the owners of normal owner occupied residential housing are doing anything like that, gutless.

Those stupid enough to do that get to wear the inevitable consequences of their stupidity, just like with any investment.

Bugger all of the owners of normal owner occupied residential housing are doing anything like that, gutless.

Those stupid enough to do that get to wear the inevitable consequences of their stupidity, just like with any investment.

Bugger all of the owners of normal owner occupied residential housing will have that happen, gutless.

That didnt happen much the last time we saw overinvestment in that particular type of property development either.

> Now, if this happens all at a similar time there will be a glut,

Nope, because bugger all normal owner occupied residential housing will be forced sales like that.

> the glut is then self perpetuating,

Not with normal owner occupied residential housing it wont be,
and wasnt with the previous bubbles with gold coast highrise.

> with other invesment units being forcibly sold > at lower and lower prices, with the second and > third mortgage secured over their own home.

Have fun explaining why that didnt happen in the the previous bubbles with gold coast highrise.

> More and more "Ma & Pa Kettles" will be in trouble, the propery > prices will go down furthur, owner occupied residence will glut > the market and all of a sudden, the bubble has burst.

Have fun explaining why that didnt happen in the the previous bubbles with gold coast highrise.

> Can this happen ? Yes indeedy, history has shown that.

Lie, nothing like that has EVER happened in this country, with the previous bubbles with gold coast highrise producing any collapse in the prices of normal owner occupied residential housing
> Will it happen ?

Nope.

> Remains to be seen.

Nope. It hasnt previously, and the build rate on the gold coast isnt currently anything special compared with previous bubbles there.

> I don't think it will "burst" per se
And thats what that fool Forster was claiming was absolutely inevitable in that particular post, fool.

> but your continual assertion that it won't
And my continual rubbing you fools noses in the FACT that its never ever happened here with normal owner occupied residential housing...

Which says NOTHING like your utterly mindless drivel above.

There used to be a Rod Speed simulator at this site, but it seems to be down at present:

He loves this sort of publicity. It nurtures his tremendous inferiority complex. He can't stand _not_ being read.
So ignore him!
Then of course he goes and uses an alias just to be read.
That part is the most pathetic of all. Sad case really.... :-(

Yes, still down, or perhaps no longer exists.

I did, and I recommend it HIGHLY! Actually... here it is for all to enjoy effortlessly:

The Ballad of Rod Speed
I was tooling round on usenet,
and looking for some fun.
I wasn't going off my face or hurting anyone.
I didn't try to pick a fight,
or get this guy so riled,
but--blow me--there's a posting from Rod Speed:
"You Stupid Child".

"The sh*t drips from your backside,
you're slippery and you're hot.
The usual sh*t that you can spew,
from wanking such a lot.
I haven't really got a life,
or if I do I hide it.
I love to insult everyone;
it's awesome, have you tried it?"

So, daunted then, I tried my hand,
and wrote a lucid posting.
It wasn't rude, it wasn't bad, it wasn't mean or boasting.
Then sure enough, writ on my screen,
his utmost verbal damage:
"Try harder child, your sh*t still stinks,
it's all you ever manage."

"There's nothing I like more than venting spleen at every stranger.
It's easy, quick and simple--on the net I'm in no danger.
In real life, well, I prob'ly wouldn't ever get so far,
Before some stranger pulped me face,
down at me local bar.

I've macros here, they are so snazz,
my PC's one hum-dinger.
I've programmed it so well that I spew insults with one finger.
I'm not a bot or misanthrope,
and--face it--your sole need:
Is like Tom Cruise in Top Gun ...
you need ... you need Rod Speed."

To spare the Rod would spoil the child,
I've learned in my adventures.
The Net is wild, the Net is bad, the Net is full of creatures.
Some are dull, and some are droll,
and most can be ignored,
But few are Fast as Rod, my friend, and few as much adored.

I've set this down to spread the word,
and educate those here.
It's copyright 2002, by me, the Halberdier.
So listen Rod, I've tried real hard,
and put my work in rhyme.
I'm hoping, as you asked, that I can: "fool someone, sometime".

--------------------------------------

Oh... I slipped badly there. Allow me to do it all over again...
