Hello all,

Last night I came across a property syndicate run by Australian Unity offering 8.5%-9% over six years. Details are at http://www.australianunity.com.au/au/inv/investments/property_trust/regional _retail/default.asp. It's investing in retail space in Tamworth and Ballarat.

I was wondering if anyone had any wisdom in general on property syndicates.
How reliable are their return estimates? Can you get out early (sell to someone else perhaps) if you need to? Any knowledge on this group in particular would be nice too. The return seems quite good.

I've always found their estimates quite reliable and all the syndicates I've ever invested in (which is heaps) have outperformed my expectations. But then I did it 5-6 years ago, and word is the quality has gone down since after people have picked the "low hanging fruit" already.

Yes, they're often tradeable (check with the manager whether they intend to list on the Austock exempt property market etc.) - don't count on trading it because it's quite illiquid. You could be waiting weeks. Often mgrs will also send around a letter to existing investors asking whether anyone wants to buy more units.
