Nobody needs to justify anything. The price of property is what the
market will pay, and single family residential properties in any
decent neighbourhood of Halifax are going for much higher prices
today, then they were a few years ago. There's been a tremendous jump
in property values. It's ALL about supply and demand.
Also, the subject is assessed at $140,800. The asking price is not too
far above this. Certainly the difference between assessment and asking
price for this property is a lot less than many others.
Let's see... a well maintained brick house in a quiet subdivision on
the penninsula, with an inlaw suite, near the bridges and major bus
routes. Near schools... Hmmm.... $196K you say? What else is available
on the penninsula for $196K? A few places, but most are not in quiet
residential subdivisions and in such great shape.
Really... the price seems reasonable.
